OCALA, FL (352today.com) – It will stand six levels high, with five of those being covered, with the City of Ocala’s Parking Garage no. 2, expected to have more spaces available to accommodate hotel guests at the Downtown Ocala Marriott AC, and the city’s growing population.

The Ocala City Council will vote Aug. 19 on whether or not to approve the redevelopment agreement for Project Hometown, the Downtown Ocala Marriott AC, between the City of Ocala and Domach, LLC, with the total city incentives not to exceed $5,619,644.

Council will also vote on the parking agreement for Project Hometown, Downtown Ocala Marriott AC, for dedicated parking spaces in the City Parking Garage no. 2.

Both projects are being built by Ocala-based SSC Construction Management. The AC Hotel is expected to be completed in late 2026 and will sit one block east of the RaceTrac location. The parking garage will be one block south of the hotel. The projects will span two adjacent city blocks. The hotel is expected to be completed in late 2026.

However, the city in the parking agreement will be reserving 225 parking spaces for perpetual exclusive use of the permitted users.

In the agreement, the developer will be granted exclusive use of the sixth floor of the garage, which is uncovered, and will be inaccessible to the public. A barrier arm will be in place to deny access to the public, with only permitted users allowed entry.

The uncovered sixth floor, according to the agreement, will use compact stacking of vehicles rather than the traditional standard striped parking spaces, and it’s anticipated it will be able to accommodate 182 vehicles.

But the developer will also have a portion of the fifth floor dedicated to 43 designated parking spaces, however, these will be the standard striped spaces and will once again not be accessible to the public as there will be a barrier arm in place to prevent access, as there will be on the sixth floor. It will be accessible to the public for certain city events, and then only on a first come-first serve basis

The location of the fifth-floor parking spaces that the developer will have exclusive use of will be determined by the City of Ocala and the developer at the time of construction.

These are a summary of the city’s incentives:
Incentive Value:

City Grant $500,000
City Elevator Incentive $108,000
City Community Redevelopment Agency Payments, tax increment financing $ 2,634,222
City Improvements $559,323
City Parking Incentive* $ 1,618,413
City Review Contribution $199,686
TOTAL $5,619,644
